Payable monthly in advance either by standing order, cash or by debit/credit card*

Security Deposit

An amount set by the Landlord (usually one months rent) and payable before you move into the property.

Your deposit will be returned on termination of the tenancy agreement, subject to any deductions e.g. breakages, rent arrears. Please note no interest is paid on deposits.

Tenants deposits will either be registered with My Deposits or DPS depending on your landlords preferred scheme. Further details can be found out about both schemes below

Tenants' Admin Fee

Our standard administration fee for a room is £50.00 per application. For all other properties such as houses, flats, self-contained units, bungalows etc the administration fee is £350.00. This fee is for a maximum of 3 people with each additional person for the application will be charged at £50 each. This covers our reference fees (including credit checks, bank, guarantor, previous landlord, etc), fees for drawing up tenancy agreements, inventory fees, including check-in and check-out fees, guarantor arrangement/application fees, Should you have any questions please raise these prior to making a full application.

If you choice to replace your initial fixed term tenancy with another fixed term tenancy then an administration fee of £50.00 will be payable to cover administration and registering the deposit again.

There are NO administration fees for pets, instead there will be an additional deposit required, however if a tenant is found to have a pet staying in the property (even looking after) a penalty charge of £50 will be applied. It is therefore important that all tenants obtain permission and pay the additional deposit before a pet moves into the property. Any animal staying in the property for more than 7 consecutive days or any animal visiting the property more than 3 times is classed as a pet and the penalty will apply. Reasonable doubt will still incur a £50 admin fee.

A normal pet deposit is £250.00 however we reserve the right to increase this deposit amount depending on the pet(s). This is why it is important to get permission before having any pet in the property.

Any administration/application fees are non-refundable. This applies to protect the Letting Agrent if the prospective tenant withdraws their application or has given misleading information. We can offer advice for people with issues they believe may hinder their application.

References Required

Applications for a tenancy are independently assessed by a credit referencing agency. An application form is completed and confidentially processed, with a result normally within 3-5 days hours. Please note that some referencing is more complex if applicants are in receipt of housing benefit or are self employed. Further information will given to you when you make an application for a property.


One form of ID must be provided from each section below;

Photo ID

  • Valid passport
  • Driving license
  • ID for country of residence

Non Photo ID

  • Utility, TV or broadband bills no older than three months. (These must show the current address you have provided for references)
  • Valid home insurance
  • Current mortgage statement
  • Current Tenancy agreement
  • Documentation of receiving tax credits
  • Three month bank statement
  • Employer letter head signed and dated

Please note should you not be able to provide us with the required proof of ID you will not pass referencing and therefore be unable to move in the property.

Rental Period

Our normal first fixed term is six months.


A guarantor may be required if we believe that your application is not strong enough, we will discuss this with you before you make an application so you are aware.


A condition of our tenancy agreement requires you to have contents insurance to cover a minimum of £2500 for your liability to your Landlords belongings. Your landlord will have buildings insurance to cover the building. Please note that this does not cover any items that you are responsible for during your tenancy, which includes broken windows.


Properties that accept pets require an additional £250 deposit which will be registered with the relevant deposit scheme preferred by your landlord, further details about the schemes can be found below

*a fee of 50p per transaction will be applied to all credit and debit card payments. If you require a receipt to be posted a further 50p will be charged. A copy of your receipt will be held on file.

Right To Rent

Before you can rent a home in England, a landlord or letting agent must check your immigration status and that of anyone aged 18 or over who'll be living with you.

They'll ask to see your passport or other official documents that prove your immigration status. They must take copies of the documents and keep the copies safe. Current or expired passports are acceptable documents for British, Irish and EU citizens.
